Recently, I've been thinking a lot about empathy, thanks to something my daughter shared with me a couple of weekends ago. She said, “Empathy is one of the hardest languages to learn.” She's right! Certainly, in my life and in my work, it is the main ingredient in connecting with people.

3 Things I’m Seeing Right Now
I. Inventory Is Surging, Fast
May brought nearly 5,000 new listings to the Greater Edmonton Area, that's a 27.8% jump month-over-month and 17% increase compared to May last year. It is also the highest new listing count in years, following a seasonal trend but with sharper momentum. Active inventory is climbing too, indicating more choice and more competition for sellers.
II. Prices Are Holding, But Sales Are Softer
Detached homes hit record highs this spring, but the pace of price growth is slowing. Meanwhile, sales are down 7.9% year-over-year for May despite a 9.7% bump from April. This signals a subtle but important shift: buyers are still active but more selective.
III. The Bank of Canada Is Holding Rates Steady…For Now.
The BoC held its rate at 2.75% again. Core inflation remains sticky, and with unemployment ticking up, the central bank is treading carefully. Rate cuts are still expected later this year, but they’re not here yet.

I. Sellers: More listings = more competition to sell.
Homes that show well and are priced with precision still move fast. Those that aren't? They sit. If you are selling in a neighbourhood with more supply and not as much demand, don't be pulled into the hype. Look at the numbers.
II. Buyers: You’ve got more options than you did a few months ago HOWEVER, don’t wait for a market crash that may not come. Just stay focused, clear on what you want. Be ready when the right fit appears. Everyone still wants the “cream puff” property.
